Mutiny Park, currently operating as Hotel Arya, is a 22-story condo-hotel at 2889 McFarlane Road in Coconut Grove, completed in 2001. The Mutiny Park building was developed by Flagler Holding Group and designed by Cohen Freedman Encinosa and Associates, and the tower holds approximately 211 to 213 residences in studios through multi-bedroom layouts. The Mutiny Park site occupies the corner of McFarlane Road and South Bayshore Drive, on the parcel of the original Mutiny Hotel that gave the building its name and the surrounding Coconut Grove waterfront its 1970s identity. The current Mutiny Park structure is the second building to carry the name, replacing the older Mutiny Hotel that was demolished in the 1990s. From the Mutiny Park lobby, the Coconut Grove village core opens immediately to the south along Grand Avenue and Commodore Plaza, with CocoWalk, Peacock Park, and the Coconut Grove Playhouse a few steps from the McFarlane Road exit. Dinner Key Marina and the Coconut Grove Sailing Club sit one block east along Bayshore, with the Vizcaya Museum and Gardens about five minutes north. Brickell is about ten minutes further along Bayshore and South Miami Avenue, while Coral Gables, the University of Miami, and Miami International Airport are each within fifteen minutes. The Ritz-Carlton Residences corridor along SW 27th Avenue and the new Mr. C towers sit a few blocks south along the village walking grid. Mutiny Park operates as a hybrid condo-hotel, with hotel-operated guest rooms layered alongside private residences. The Mutiny Park amenity package includes a rooftop swimming pool with a sundeck, a fitness center, a spa, an on-site restaurant and bar, room service, 24-hour concierge, covered self-parking, and valet service. The condo-hotel format means owners can opt into the rental program when away from the building, and the configuration has made Mutiny Park a fixture of the Coconut Grove short-stay market while still functioning as a full-time residential building for owners outside the rental pool.
