Trump International Beach Resort · #2009

Trump International Beach Resort is a 32-story oceanfront condo-hotel at 18001 Collins Avenue in Sunny Isles Beach, recorded by the Miami-Dade Property Appraiser as Trump International Sonesta Beach Resort Condo. Dezer Development built it in a joint venture with Donald J. Trump as the first phase of Trump Grande Ocean Resort & Residences, an 11-acre oceanfront site on Collins Avenue between 180th and 182nd streets, and county records date the building to 2003. Sonesta International Hotels was the hotel operator when the tower opened, which is why many records and listings still call it Trump International Sonesta. The county lists 372 residential condominium units plus the hotel's commercial parcels. Most Trump International Beach Resort condos are hotel suites: 300 units are recorded as studios or junior suites of about 457, 551 and 664 square feet, 46 are one-bedroom suites of about 1,021 square feet, 26 are two-bedroom suites of about 1,477 square feet, and one top-floor residence measures about 2,954 square feet. Listings describe suites sold furnished with kitchenettes, a washer and dryer in many units, a locked owner's closet and balconies facing either the Atlantic or the Intracoastal Waterway and city skyline. Residents and hotel guests share resort services. 2026 listings describe a full-service spa, beauty salon, fitness center, heated pool with cabanas, tennis courts, a kids' club, business center, valet parking, maid service, several restaurants and lounges, and full beach and pool service with chairs and umbrellas. The Aquanox Spa and a grotto-style pool overlooking the beach have been named in hotel coverage, and Bella Beach, a restaurant set directly on the sand, opened in 2012. Owners can place a suite in the on-site hotel rental program, which handles bookings, housekeeping and maintenance, or rent it privately; MLS records consistently allow up to 365 leases per year, so this is one of the Sunny Isles Beach condo-hotels that permits short-term rentals. The resort sits on the beach side of Collins Avenue in central Sunny Isles Beach, next to Trump Palace and Trump Royale, the residential towers that were built as later phases of Trump Grande. Dezer describes the combined Trump Grande community as having more than 1,000 feet of private beachfront. Collins Avenue restaurants, grocery stores and pharmacies are nearby, and Aventura Mall and Bal Harbour Shops are a short drive away. When the tower topped off in early 2002, condo-hotel units were priced from about $380,000 to $1 million, and 70 to 80 percent of the project had been sold. As of October 2026, about 45 suites were listed for sale at asking prices from $199,000 to $1.65 million, and closed sales over the previous 12 months ranged from $200,000 to $220,000, a median of about $372 per square foot. Association fees on listed units run a median of about $3.74 per square foot per month, reflecting the hotel-style services. For buyers comparing Trump International Beach Resort condos for sale with other Sunny Isles Beach oceanfront condos, the trade-off is a small suite and higher per-foot fees in exchange for direct beachfront and an on-site rental program.
