Seaside Villas · #15713

Seaside Villas is a two-story villa-style condominium enclave on Fisher Island, the private barrier-island community off South Beach. The Seaside Villas buildings were completed in 1988 with the Spanish-Mediterranean architecture that defines Fisher Island's east-side residential pockets, and the community holds 32 villa-style residences in one- to three-bedroom configurations. Compared to the higher-rise condominium product elsewhere on Fisher Island, Seaside Villas operates more like a low-density courtyard community -- residences at Seaside Villas Fisher Island feature private outdoor terraces or patios at grade or on the second level, double-height living volumes in select layouts, full kitchens with high-end appliances, and the masonry construction and tile-roofed silhouettes characteristic of the island's late-1980s and early-1990s builds. The two-story scale keeps the project quiet and walkable to the island's beach club and dining venues. Fisher Island is accessible only by ferry from the MacArthur Causeway terminal or by private yacht, and the 216-acre island is one of the highest-income zip codes in the United States. From Seaside Villas, residents are within a short golf-cart ride of the Beach Club on one of the country's only truly private beaches, the Vanderbilt Mansion clubhouse, the island's main marina, and the village retail and dining at the island's center. The ferry from MacArthur Causeway connects to South Beach, Downtown Miami, Brickell, and PortMiami in roughly ten to fifteen minutes by car after the seven-minute crossing. The Faena District, Lincoln Road, and the South Beach restaurant corridor sit within a twenty-minute door-to-door trip. Fisher Island Club membership grants Seaside Villas residents the full island amenity program: a 9-hole P.B. Dye championship golf course, 16 tennis courts spanning all four Grand Slam surfaces, five pickleball courts and two padel courts, a 22,000-square-foot spa and wellness center, the private Beach Club, nine restaurants and bars across the island, two deep-water marinas, on-site medical facilities, and 24-hour island security. Within the Seaside Villas community itself, residents have shared garden courtyards, tropical landscaping, and the close-knit two-story village layout that distinguishes the Villas from the larger condominium buildings elsewhere on Fisher Island.
