The Pavilion at 5601 Collins Avenue is an oceanfront condominium on Millionaire's Row in Mid-Beach, Miami Beach, often listed as The Pavilion Condo. Completed in 1968, the high-rise sits directly on the beach with a private walkway to the sand and the Miami Beach Boardwalk, and it is one of the larger residential buildings on this stretch of Collins Avenue. Miami-Dade Property Appraiser records list 347 residences, plus 57 units classified as commercial. About 250 are one-bedroom apartments of roughly 850 to 1,420 square feet, many with one and a half or two baths and a den, and about 95 are two-bedroom homes, most of about 1,280 to 1,460 square feet. Lanai residences on the M line open to private terraces with direct access to the beach walk, and the top-floor penthouses include a three-bedroom of about 3,270 square feet. Residences face the ocean to the east or Indian Creek, Biscayne Bay and the Miami skyline to the west, and many have been renovated with impact windows and doors, new kitchens and tile or marble floors. Pavilion condos share a heated oceanfront pool, a fitness center, a barbecue and tiki area in the backyard next to the boardwalk, beach chair service, a recreation room and playroom, a business center, bike storage and laundry rooms on every floor. The building has 24-hour security and covered valet parking, with one assigned space per unit and second spaces on some. Monthly maintenance typically includes air conditioning, cable, internet and water. The Pavilion sits near 56th Street, a short drive from Surfside, Bal Harbour Shops and the Fontainebleau, with Indian Creek and its waterfront homes across Collins Avenue. Listings report that the association completed its 40-year recertification and recent upgrades, including new elevators, renovated hallways, a resurfaced pool and a new private beach access walkway, and most current listings disclose a special assessment. Leasing is flexible by Mid-Beach standards: most MLS listings allow up to 12 leases a year with a 30-day minimum, including in the first year of ownership, and corporate buyers are accepted on some listings. As of October 2026, 40 units were listed for sale from about $430,000 to $999,000 and eight were offered for rent at $3,000 to $7,000 a month, and seven sales closed in the prior 12 months from $505,000 to $765,000.
