Le Parc at Brickell · #411

Le Parc at Brickell is a 12-story boutique condominium at 1600 SW 1st Avenue in Miami's Brickell Financial District, developed by Alta Developers and designed by Luis Revuelta with Archiplan Architects. Completed in 2016, the Le Parc at Brickell tower delivers 128 residences in studio, one-, two-, and three-bedroom configurations along with a small collection of townhouses. Residences at Le Parc Brickell feature floor-to-ceiling impact glass, Italian cabinetry, quartz countertops, stainless appliance packages, porcelain tile flooring, and private terraces, and the boutique 12-story scale of Le Parc keeps unit density well below the 30- and 40-story towers immediately surrounding the building. The 1600 SW 1st Avenue address sits in the southwestern pocket of Brickell, three blocks west of Brickell Avenue and within a 10-minute walk of Mary Brickell Village and Brickell City Centre. The Brickell Metrorail and Metromover transit hub is a five-minute walk north at SW 1st Avenue and SW 10th Street, and the Eighth Street Metromover station sits closer still. The southern Brickell location places Le Parc at Brickell on the residential side of the neighborhood, away from the office towers along the Avenue, with quieter side streets, lower traffic, and direct access to Interstate 95 via the SW 7th Street on-ramp. Le Parc at Brickell amenities include a rooftop pool and sundeck with cabanas, a fitness center with cardio and weight equipment, a residents' lounge with summer kitchen and catering area, a children's playroom, controlled-access parking, and concierge and security services. The Luis Revuelta-designed lobby and amenity floor extend the building's residential character, and the Alta Developers finish standard includes Italian porcelain, quartz, and Italkraft fixtures throughout the public spaces and residences. Le Parc Brickell works as an owner-occupied alternative to the rental-heavy mega-towers nearby, with the smaller floor plates and 128-unit count keeping the pool deck, gym, and lounge usable for residents rather than overrun, and the townhouse units along the building's base provide a true ground-floor entry option that is unusual for Brickell construction.
