The Strand on Ocean Drive · #D303

The Strand on Ocean Drive is a four-building Art Deco condo-hotel at 1024, 1036, 1052 and 1060 Ocean Drive in South Beach, Miami Beach, facing Lummus Park and the beach between 10th and 11th streets. Miami-Dade County records place the four low-rise buildings, lettered A through D, on a 32,500-square-foot site under one declaration, The Strand on Ocean Drive Condo, recorded in 2005; the buildings date from 1934 to 1964 in county records, and some MLS listings also file units under the Congress Hotel name. The Strand holds 87 residences plus four ground-floor commercial units. County records show 28 units in Building A at 1024 Ocean Drive of about 395 to 594 square feet, 19 in Building B at 1036 Ocean Drive of about 270 to 729 square feet, 22 in Building C at 1052 Ocean Drive of about 389 to 604 square feet and 18 in Building D at 1060 Ocean Drive, on the corner of 11th Street, of about 400 to 488 square feet. Nearly all are studios and one-bedroom suites, typically sold furnished with kitchenettes or full kitchens with European cabinetry and granite counters, and some have balconies with partial ocean views. Owners and guests share a rooftop pool and bar, a front desk and on-site management, elevators and trash chutes, and the Palace Bar, one of Ocean Drive's best-known restaurants and entertainment venues, operates on the ground floor of the complex. MLS listings consistently describe Strand on Ocean Drive condos as having no rental restrictions, with daily, weekly and monthly stays allowed and no mandatory hotel program, so owners can self-manage, hire a third-party manager or use the on-site operator, with unlimited personal use. The location is the center of the Ocean Drive Art Deco district: Lummus Park, the beach and the beachwalk are directly across the street, the former Versace Mansion is next door to Building D, and Espanola Way, Washington Avenue and Lincoln Road are a short walk north and west. Association fees are higher than most South Beach buildings, at about $3.35 per square foot per month in recent listings, reflecting front desk and hotel-style services. As of October 2026, seven Strand on Ocean Drive condos for sale were listed between about $285,000 and $495,000, and one unit closed at $375,000 in the previous 12 months.
