The Georgian · #302

The Georgian is a 10-story oceanfront condominium at 1621 and 1623 Collins Avenue in South Beach, Miami Beach, set on the beach and boardwalk half a block south of Lincoln Road. Miami-Dade County records list the building, recorded as The Georgian Condo, as completed in 1980 on a parcel of about 81,000 square feet with more than 200 feet of Atlantic frontage, between the Loews Miami Beach Hotel and the Decoplage. The Georgian holds 149 residences. County records show 23 one-bedroom, 123 two-bedroom and 3 three-bedroom units ranging from about 806 to 1,696 square feet, with most two-bedroom, two-bath homes between about 880 and 1,230 square feet. The top floor has 12 penthouse-level units, including three-bedroom residences of about 1,696 square feet. Many layouts include a walk-in closet, a private balcony and an enclosed sunroom that owners use as an office or den, and updated units in recent listings have impact windows and doors, in-unit washers and dryers, porcelain or wood floors and renovated kitchens and baths. Ocean-facing lines look over the pool deck and beach, while west-facing units take in city and bay views. Amenities center on a heated oceanfront pool with direct gated access to the beach and the Miami Beach boardwalk, plus beach service with two chairs and an umbrella for residents. The building also has a fitness center, sauna, pickleball court, game room with billiards and ping-pong, party room, meditation garden, laundry rooms on each floor, a lobby and club room redesigned with Robb & Stucky Interiors, 24-hour front desk and security, and one covered assigned parking space for most units. MLS listings indicate no daily or short-term rentals and that pets are not allowed under association rules, so Georgian condos for rent are typically offered on longer leases. The location places Lincoln Road's shops and restaurants a few steps away, with the Miami Beach Convention Center, the New World Symphony, Espanola Way and Ocean Drive within a short walk. Collins Avenue hotels including the Loews and the Ritz-Carlton South Beach are immediate neighbors. Listings from 2025 and 2026 report that the building passed its 40-year recertification with the work complete. As of October 2026, seven Georgian condos for sale were listed between about $510,000 and $1.2 million and 10 units were offered for rent at about $2,950 to $4,200 per month; four units closed in the previous 12 months at about $416,000 to $900,000.
