Marenas Resort · #1609

Marenas Resort, now operating as Marenas Beach Resort, is an oceanfront condo-hotel at 18683 Collins Avenue in Sunny Isles Beach, recorded by the Miami-Dade Property Appraiser as M Resort Residences Condo. Miami-based Fortune International developed the glass and stainless-steel tower as M Resort Residences, and in 2004 signed Le Meridien Hotels & Resorts to manage the condominium rental program; the property opened as Le Meridien, and county records date it to 2005. Benchmark Hospitality took over operations and renamed it Marenas Resort in 2009, from the Spanish "mar y arenas," sea and sand. The county lists 210 residential units plus hotel commercial parcels. Marenas Resort condos come in three main sizes: 126 one-bedroom suites of about 688 square feet and 84 two-bedroom residences of about 1,431 or 1,497 square feet, with a top penthouse level numbered 26. Benchmark described every suite as having a full kitchen and Atlantic or Intracoastal views, and listings show in-unit washers and dryers, split two-bedroom plans and corner lines with direct east-facing ocean views. Some two-bedroom corner residences are set up so the owner can rent two sections separately, which listings market as a lock-off arrangement. Resort services are run by the hotel. Listings and hotel materials describe an oceanfront infinity pool with a pool bar, beach cabanas and beach service, a spa with sauna, a fitness center, an on-site restaurant and lobby lounge, valet parking, concierge and 24-hour security, and about 10,000 square feet of event space including an ocean-view terrace room. Owners may place their unit in the hotel rental program or use a private manager; MLS records consistently allow up to 365 leases per year, and listings state there are no rental restrictions, so Marenas is one of the Sunny Isles Beach condo-hotels that permits short-term rentals. Pet rules are listed as restricted. The resort sits on the ocean side of Collins Avenue in northern Sunny Isles Beach, on the same stretch as Porsche Design Tower and Residences by Armani/Casa, on the barrier island between the Atlantic and the Intracoastal Waterway. Aventura Mall and Bal Harbour Shops are a short drive away, and Collins Avenue restaurants, markets and the city's beachfront parks are close by. As of October 2026, about 17 Marenas Resort condos for sale were listed at asking prices from $585,000 to $1.535 million, a median of about $901 per square foot, with no closed sales recorded in the previous 12 months. Association fees on listed units run a median of about $1.81 per square foot per month. Guest reviews and management replies dated mid-2026 confirm the hotel is operating under the Marenas name.
