YotelPad Miami (styled YOTELPAD Miami) is a 31-story condo-hotel tower at 227 NE 2nd Street in Downtown Miami, completed in 2022 by Aria Development Group with its Kuwaiti partner AQARAT. Stantec provided the architecture, interior design and engineering, and Beauchamp Construction was the general contractor. The tower pairs 222 YOTEL hotel rooms, which the brand calls cabins, on its lower floors with 231 privately owned condominium residences, called PADs, above them. It was the first YOTELPAD on the East Coast, following YOTELPAD Park City in Utah. The 231 YotelPad Miami condos begin on the 15th floor, above the shared amenity levels, and come as studios, one-bedrooms and two-bedrooms. Developer materials list residence sizes from 417 to 708 square feet. In MLS records, studios measure about 386 to 446 square feet, one-bedrooms about 420 to 599 square feet and two-bedrooms about 647 to 708 square feet. Residences have floor-to-ceiling windows, balconies, open living, kitchen and dining areas, and custom ITALKRAFT Italian cabinetry, and many listings include an in-unit washer and dryer. County records show 14 residences on each full residential floor. Residents have a separate lobby with a front desk staffed around the clock, a pool deck with a hot tub and the Float outdoor lounge, a fitness center designed by HOMAGE, co-working space, a pet spa, a coffee bar, secure bike storage, smart package lockers and individual storage. A residents-only Sky Lounge at the penthouse level has a game area, a living room with a fireplace, a chef's kitchen and a private dining room for 12. Mazeh, a Middle Eastern restaurant by GPG Hospitality, occupies the ground floor, valet parking is available, and at opening the building used app-controlled Techi robot butlers for in-building deliveries. Rental flexibility is the main reason buyers look at YotelPad Miami condos for sale. Aria marketed it as the first new-construction condominium in the area to let owners rent their units for short-term stays without restrictions, and owners can place a residence in a short-term rental program run by YOTEL, which also operates the hotel. MLS listings record up to 365 leases a year and describe many units as Airbnb approved, and some owners rent outside the hotel program. Buyers should confirm current rules in the association's governing documents. The tower is one block from Bayfront Park and close to Bayside Marketplace, Kaseya Center, Miami Worldcenter, the Brightline station at MiamiCentral and PortMiami, with Brickell, Wynwood and the Design District a short drive away. That location puts it among the most walkable Downtown Miami condos for investors and part-time residents. Aria reported that the condominium portion sold out in 15 months. It announced completion in June 2022, and the hotel held its grand opening on October 27, 2022. As of October 2026, MLS shows 29 YotelPad Miami condos for sale with asking prices from about $378,000 to $615,000, a median ask near $881 per square foot, and nine closed sales in the past 12 months from about $335,000 to $530,000. Five residences are offered for rent at about $2,750 to $6,490 a month. Request current availability and recent sales through the building page.
