Artecity Governor · #205

Artecity Governor, the restored Governor Hotel building at 435 21st Street in South Beach's Collins Park district of Miami Beach, is a three-story Art Deco condominium and the historic centerpiece of the Artecity campus. Miami-Dade County records list the building as built in 1939, and the original hotel design is attributed to Henry Hohauser; the former hotel was converted to condominium residences as part of Artecity, a block-sized redevelopment whose newer ArtePark North and South towers were designed by Arquitectonica. The Governor holds 61 residences. County records show 58 one-bedroom units of about 556 to 807 square feet and three two-bedroom units of about 901 to 1,020 square feet, with many homes facing the interior courtyard gardens. Renovated units in recent listings feature Italian kitchen cabinetry, stainless steel appliances, in-unit washers and dryers, large casement impact windows and wood or tile floors, and top-floor units on the third level are among the brightest. That mix makes Artecity Governor condos one of the more accessible entry points to an amenity building near the beach in Miami Beach. Residents share the Artecity campus amenities: two heated pools, including a lap pool and a plunge pool, a fitness center, a game and theater room with ping-pong, a resident lounge and community room, a restored Art Deco lobby with 24-hour front desk and concierge, on-site management and valet parking with EV charging. Each unit in recent listings includes one valet parking space, and the association provides beach service with chairs and umbrellas on the sand at 21st Street. MLS listings indicate daily rentals are not permitted and leasing is limited, so buyers should confirm the current minimum lease term with the association. The block sits directly behind the Bass Museum of Art and across from the Miami City Ballet, with Collins Park and the 21st Street beach access about two blocks east. The Miami Beach Convention Center, Lincoln Road and the Sunset Harbour dining district are all within walking distance. Recent listings reference a special assessment, with some sellers offering to pay it at closing. As of October 2026, three Artecity Governor condos for sale were listed between about $299,000 and $330,000, and 13 units were offered for rent at about $2,050 to $3,495 per month; one unit closed at $328,000 in the previous 12 months.
