King David · #PH7

King David, recorded by the Miami-Dade Property Appraiser as King David of Sunny Isles Condo, is a boutique mid-rise condominium at 17555 Atlantic Boulevard in Sunny Isles Beach, completed in 2005. The building sits on 175th Street one block west of the ocean, directly across from the Acqualina resort, and listings describe it as a quiet, full-service building with the beach just across the street. The county lists 88 residences plus two ground-level commercial units. King David condos are evenly split between 44 two-bedroom, two-bath residences of about 1,141 to 1,200 square feet and 44 three-bedroom, two-bath residences of about 1,447 to 1,449 square feet, arranged eight to a floor from the fifth floor up through three top levels labeled PH, UPH and TS. Several two-bedroom plans include a den that owners use as an office or guest room, and corner three-bedroom units have northeast exposure with views of the Atlantic, the Intracoastal Waterway and the city skyline. Listings describe marble floors, split floor plans, in-unit washers and dryers, floor-to-ceiling sliding doors to private balconies, and some top-floor units with more than 1,000 square feet of outdoor space. Amenities include a heated pool, spa and hot tub, fitness center, business center, party room, storage, 24-hour valet parking with two spaces for many units, concierge, front desk and security. A Chabad synagogue occupies space on the ground floor, and listings note recent multimillion-dollar lobby and exterior renovations. Although it is not a condo-hotel, King David's MLS records consistently allow daily rentals: most listings record a one-day minimum lease and up to 365 leases per year, and agents describe short-term rentals as allowed from the first day of ownership. The location puts residents within walking distance of the beach, Publix and Milam's Market, banks, restaurants, city parks and the Sunny Isles Beach K-8 school, with Aventura Mall and Bal Harbour Shops a short drive away. Listings describe upper-floor units with sunset views to the west and partial ocean views toward Acqualina to the east.
