Parque Towers · #5-2002

Parque Towers occupies a twin-tower site at 300 and 330 Sunny Isles Boulevard, an Intracoastal-side condominium complex built by J. Milton & Associates rather than the Duran Group cited in some marketing copy. The two towers rise 26 and 29 stories, carry a combined 320 residences across two-, three-, and four-bedroom layouts, and arrived in the 2017 to 2019 window as part of J. Milton's broader Sunny Isles push. Floor plans span 1,799 to 2,400 interior square feet, with the unit mix weighted toward 138 two-bedrooms, 152 three-bedrooms, and 29 four-bedroom-plus residences. J. Milton & Associates also developed the Bay Parc Plaza, Quantum on the Bay sister-building, and several other Sunny Isles and Aventura projects. The address sits on the western, bayfront side of Sunny Isles Beach rather than the Collins Avenue oceanfront strip, putting the towers on the Intracoastal Waterway with views east across Sunny Isles toward the Atlantic and west toward Aventura. The complex sits a block from the Sunny Isles Beach city center, walking distance to the Sunny Isles Beach Government Center and the William Lehman Causeway, with Aventura Mall about three miles west and the Collins Avenue beach roughly half a mile east. The Newport Pier sits a few blocks north on the ocean side, and the Bal Harbour Shops are about two miles south on Collins. The Lehman Causeway puts the property within 20 minutes of Fort Lauderdale-Hollywood International Airport and roughly 30 minutes of Miami International Airport. Parque Towers residences run on the higher end of the Sunny Isles boulevard product, with 10-foot ceilings, floor-to-ceiling glass, Italian marble flooring, European cabinetry, and Miele appliance packages. The amenity deck spans pool, spa, tennis, a fitness center, kids' room, and waterfront promenade, and 24-hour concierge and valet staff the lobby. Owners at Parque Tower One and Parque Tower Two share a clubhouse and gated entry that frame the development as a more enclosed, suburban-feeling complex than the high-rise Collins Avenue towers across the boulevard. The Parque Towers Sunny Isles model targets larger-format buyers who want luxury finishes and full amenities without the price band attached to the oceanfront Collins Avenue product across the street.
