La Perla · #1507

La Perla is a 42-story oceanfront condominium at 16699 Collins Avenue in Sunny Isles Beach, occupying a wide parcel directly on the Atlantic. The building was completed in 2007 and holds approximately 326 residences, with floor plans ranging from studios through three-bedroom layouts plus penthouses sized from roughly 700 to over 2,500 square feet. La Perla was one of the larger ground-up oceanfront towers built in Sunny Isles during the mid-2000s wave and remains a popular building for buyers who want a full-service condo at a lower price point than the ultra-luxury towers further up Collins. The building is also a frequent choice for rental investors thanks to relatively flexible leasing rules. The La Perla site sits in the Collins 16000s, the same southern Sunny Isles stretch as Oceania, Trump Royale and Jade Beach, and is a short drive from Bal Harbour Shops, the 96th Street oceanfront crossings and Kane Concourse. Aventura Mall, the Aventura Brightline station and Williams Island are roughly 15 minutes north via Collins or William Lehman Causeway. The beach in front of the building is part of the protected Sunny Isles strand, with cabana service and direct walking access to the Sunny Isles oceanfront path that runs north toward Pier Park. Newport Pier, the Sunny Isles fishing scene and Haulover Park to the south are all within a 10-minute drive of La Perla. The La Perla amenity program is built around two oceanfront swimming pools, a fitness center with separate cardio and weight rooms, a sauna and steam room, a billiards lounge, a children's room, a business center and beach service with cabanas. The building maintains 24-hour security, valet, concierge and a fully staffed lobby. La Perla also operates a residents-only club room and a heated Jacuzzi on the pool deck. Inside the residences, La Perla units feature floor-to-ceiling glass, marble flooring in the main areas, European-style kitchens and private balconies -- finishes typical of the 2006-2008 Sunny Isles wave but in larger, brighter floor plates than the older neighbors to the south. La Perla's combination of size, oceanfront amenities and a wider range of price points makes the building a workhorse of the Sunny Isles rental and resale market.
