88 Ocean · #11C

Ocean 88, also marketed as 88 Ocean, is a 12-story residential condominium at 8855 Collins Avenue in Surfside that delivered in 1994. The building carries roughly 98 residences in studio, one-, two-, and three-bedroom configurations and operates as one of the established mid-rise condos in the Surfside oceanfront cluster, distinct from the new construction wave that has hit the same Collins Avenue corridor since the 2021 Champlain Towers South collapse a few blocks south. The format favors end users and seasonal owners over institutional investors, with a longer-tenured ownership base than the newer luxury product nearby and a maintenance fee structure that has held below the post-2021 reserve-fund recalibrations affecting many older Surfside towers. Surfside sits between Bal Harbour and Mid-Beach, a roughly 1.5-square-mile town with its own municipal government, school, and beachwalk. The Bal Harbour Shops with Saks Fifth Avenue, Neiman Marcus, and the Whitman Family-owned luxury retail collection sit four blocks north on Collins, and the Four Seasons at The Surf Club sits seven blocks north. Surfside's town hall, the Community Center, and Hardings Avenue's small retail strip are within walking distance of 8855 Collins Avenue, and the Town's beach pavilions are directly across the street. Bay Harbor Islands and Bal Harbour Village sit immediately west across the 96th Street causeway, putting Bay Harbor's Kane Concourse retail and dining within a five-minute drive. The Ocean 88 amenity program centers on oceanfront access, a residents' pool, a fitness room, covered parking, and 24-hour security and front-desk staff. The building's lower-rise massing means most residences carry private balconies with east-facing ocean exposure or west-facing Intracoastal views. Owners at 88 Ocean draw on Surfside's town services, Houses of Worship along Harding, and the beach-and-promenade culture that defines the municipality, with Bal Harbour and Bay Harbor Islands a short walk or drive away. The 12-story Ocean 88 Surfside building offers an established condo product on a Collins Avenue block that has otherwise turned over to ground-up construction, including Damac's planned Cavalli-branded tower one block north and the Ocean House Surfside development a few blocks south.
