Rise Brickell City Centre · #1706

Rise at Brickell City Centre is a 43-story residential tower at 88 SW 7th Street, one of two condominium components inside Swire Properties' Brickell City Centre megaproject (the other is Reach Brickell City Centre). The building was designed by Arquitectonica and delivered by Swire in 2016, with 390 residences across one- to five-bedroom floor plans. Ceiling heights run 9 feet 4 inches to 11 feet 4 inches in standard units and 12 feet 4 inches in penthouses. Kitchens at Rise carry a Bosch appliance package, 48-bottle temperature-controlled wine storage, and Italkraft cabinetry. Standard residences include floor-to-ceiling impact windows, private balconies, and full-height living-room glazing oriented to either the Miami skyline or Biscayne Bay. Rise is wired directly into the Brickell City Centre podium, which holds Saks Fifth Avenue, CMX Cinemas, Equinox, and roughly 90 retailers and restaurants, plus the Climate Ribbon shading structure that links the property across SW 7th Street. The Eighth Street Metromover station connects into the complex at the podium level, putting Brickell Avenue, Mary Brickell Village, and the Bayfront Park stop within a short ride. The Miami River and the Brickell Bridge sit four blocks north, with the Brickell Riverwalk feeding pedestrians along the river. The Underline linear park runs along South Miami Avenue under the elevated Metromover. Brickell Key sits four blocks east, and the MacArthur Causeway and South Beach are a 15-minute drive across the bay. The Rise amenity deck spans roughly a half acre and includes a heated lap pool, two social pools with heated spas, outdoor fitness areas, a kids' play area, BBQ grills, tropical gardens, and poolside cafe service. Indoors, residents have a high-tech fitness center, a private spa with treatment rooms, a blow-out bar, nail stations, a Turkish-style hammam with dipping pools and steam, a library, a business center, and full-service concierge. The combination of the amenity deck and the direct podium connection to the Brickell City Centre retail floors is the building's strongest selling point in the Brickell condo market, especially compared to the older Brickell Avenue inventory built before the megaproject opened in 2016. Rise at Brickell City Centre also benefits from the office tower across the property, which puts Class A workspace at the same address.
