72 Carlyle Miami Beach Residences · #402

72 Carlyle is a 20-story, 134-unit coastal-modern tower planned for 600 72nd Street (also addressed at 7130 Carlyle Avenue) in North Beach, Miami Beach. Lefferts is developing this third North Beach project, with architecture by Arquitectonica and interiors by Piero Lissoni in collaboration with Lissoni Architecture New York. Sales launched in September 2025 with a Q4 2028 delivery target and pricing from roughly $1.12 million. The 72 Carlyle Miami Beach residences run one- to three-bedrooms plus a penthouse collection, all with private terraces (some with outdoor wet bars), 10-foot standard ceilings, floor-to-ceiling impact glass, custom Italian kitchens, and Gaggenau appliances. Select layouts add 12- to 14-foot ceilings, wrap-around glass walls, private elevator landings, and under-counter wine storage. Penthouses at 72 Carlyle carry Lissoni-designed rooftop terraces with private pools and outdoor kitchens. North Beach is Miami Beach's quieter northern tier, running roughly from 63rd to 87th Street, anchored by Ocean Terrace, the historic North Beach Bandshell, and the 36-acre North Shore Open Space Park. 72 Carlyle at 600 72nd Street sits a short walk from the sand, the bandshell, and the Collins Avenue corridor through the 7000s and 8000s. Normandy Isles and the Normandy Shores golf course are minutes west across Indian Creek, and the Eden Roc and Faena Hotel District are about 10 minutes south on Collins. This part of the beach is more residential than South Beach: smaller blocks, MiMo low-rises, neighborhood restaurants. Bal Harbour Shops sit 10 minutes north. 72 Carlyle's amenity program covers over 35,000 square feet of indoor and outdoor space. The pool deck holds a resort-style pool with Intracoastal views, cabanas, daybeds, and a Lido terrace with dining pergola. Outdoor padel courts, a Technogym-equipped fitness studio, a yoga studio, a residents' spa with steam, sauna, and treatment room, and outdoor hot and cold plunge pools handle wellness. Three interconnected social suites include an aperitivo lounge and a wine cellar with chef's kitchen, joined by a Lissoni-designed library, a co-working lounge with private meeting rooms, and a children's playroom. A landscaped sky terrace at the crown carries view decks, dining areas, a wet bar, and ocean-to-skyline vistas. Beach club access runs through a Boucher Brothers partnership.
