Icon Beach Residences · #1205

Icon Beach Residences is a 38-story waterfront condominium under construction at 3724 S Ocean Dr at the south end of Hollywood Beach, developed by Related Group and BH Group on the former Diplomat Beach Resort holdings. CFE Architects designed the roughly 400-foot tower, Meyer Davis is handling interiors and Witkin Hults + Partners the landscape. The project broke ground in June 2026 backed by a $360 million construction loan, with completion targeted for 2028. The 350 residences span one to three bedrooms, 948 to 2,580 square feet, priced from $850,000 to about $2.8 million. Every home has water views of the ocean or the Intracoastal through floor-to-ceiling glass and oversized sliding doors to expansive terraces, custom Italian cabinetry with porcelain counters and large center islands, Bosch and Thermador appliances, walk-in primary closets, spa-style baths with soaking tubs and Kohler and Hansgrohe fixtures. About 40,000 square feet of amenities bridge the Intracoastal and the Atlantic: a private 32-slip marina, a resident-only full-service beach club on Hollywood Beach, a resort-style pool deck with sun shelf, cabanas, hot tub and cold plunge, a sunset terrace with outdoor cinema and summer kitchens, a 3,000-square-foot health club, spa and wellness center, residents' lounge and event space, gourmet market and cafe, pieces from the Jorge M. Perez art collection, 24-hour concierge and valet. The published deposit schedule is 20 percent at contract, 20 percent at groundbreaking, 10 percent at top-off and 50 percent at closing. Icon Beach sits beside Diplomat Landing and the 1,000-room Diplomat Beach Resort with the beach directly across A1A, minutes from the Hollywood Beach Broadwalk, Aventura Mall and Gulfstream Park and about 20 minutes from Fort Lauderdale-Hollywood International Airport. Sales are handled by Dezer Platinum Realty. Request Icon Beach floor plans and pricing from REHUB Miami.
