The Avenue Coral Gables · #803

The Avenue Coral Gables sits at 351 San Lorenzo Avenue, a nine-story boutique condominium developed by Roger Development Group with architecture by Bermello Ajamil & Partners and interiors by Adriana Hoyos Design Studio. The building carries 54 one- and two-bedroom residences ranging from 598 to 981 interior square feet, a smaller-format inventory aimed at end users, downsizers, and pied-a-terre buyers rather than the larger-family product common in the Gables single-family market. The facade pulls from Mediterranean Renaissance vocabulary, the design language the City of Coral Gables enforces through its zoning code, and Bermello Ajamil layered the program with a hotel component that anchors the lower floors. The site sits roughly two blocks from the Shops at Merrick Park, the Whitman Family-owned open-air retail center anchored by Neiman Marcus and Nordstrom, and within walking distance of Miracle Mile and Giralda Plaza. Coral Gables runs on its own grid laid out in the 1920s by George Merrick around the Biltmore Hotel, Venetian Pool, and Merrick House, and the San Lorenzo Avenue block places The Avenue Coral Gables condominium between the Gables business core and the residential streets that lead toward the University of Miami campus. Bal Harbour and Brickell are each roughly 20 minutes by car, and Miami International Airport sits about 15 minutes north on Le Jeune Road. The Douglas Road Metrorail station sits about six blocks east, connecting to Brickell and Downtown Miami on the rail line. The Avenue amenity program is built around the boutique unit count, with a pool deck, fitness center, residents' lounge, and concierge services. Residences carry large private balconies, contemporary open layouts, and the kitchen and bath specifications that Hoyos sets up across the project. Owners at The Avenue tap into the Gables walkability that the city has cultivated since the 2010s, with the Coral Gables Trolley, the Douglas Road Metrorail station, and Books & Books on Aragon a short walk away. The Avenue 351 San Lorenzo project sits alongside the recently launched Seventeen Gables, Ponce Park Residences, and Mr. C Residences in the current Gables new-construction wave, with The Avenue Coral Gables positioned at a smaller scale and more compact unit footprint than its peers.
