Viceroy Brickell Residences · #1815

Viceroy Brickell Residences is a 45-story condominium tower at 77 SE 5th Street in Miami's Financial District, the first standalone residential project from the Viceroy Hotels & Resorts brand. Developed by Related Group and GTIS Partners, the Viceroy Brickell tower was designed by Arquitectonica with interiors by Meyer Davis, delivering 420 residences across studios, one- and two-bedroom layouts, city flats, and penthouses. Floor plans range from roughly 485 to 1,286 square feet, with floor-to-ceiling tinted glass, glass-enclosed balconies, imported travertine porcelain flooring, Italian cabinetry, Bosch and Fisher & Paykel appliances, and imported quartz counters. Building delivery began with a Temporary Certificate of Occupancy and first closings now underway in 2026. The Viceroy Brickell address sits a few blocks from Brickell City Centre, Mary Brickell Village, and the Metromover, with the Miami River and Brickell Avenue retail corridor steps from the lobby. The Brickell location places residents within walking distance of office towers along South Miami Avenue, the restaurants and bars of SW 8th Street, and connections to the MiamiCentral Brightline station via Metromover. Residents also receive membership to the Grand Bay Beach Club on Key Biscayne, extending the Viceroy lifestyle beyond the tower itself. Viceroy's 37,000-square-foot amenity program is anchored by a 14th-floor deck with a heated pool, outdoor spa, cabana seating, summer kitchen, and bocce court. Additional Viceroy Brickell amenities include a poolside cafe, a fitness and wellness center with spa treatment rooms, a screening room, a wine tasting salon, a multi-sport and Formula 1 simulator studio, a billiards lounge, and 24-hour concierge and valet. Branded service from the Viceroy team covers housekeeping, in-residence dining, and packing and unpacking, giving owners a full hotel-style operating layer on top of private ownership. Viceroy Brickell positions itself as a hotel-adjacent ownership product in a market where most branded Brickell towers end up operating as condo-hotel inventory.
