Carbonell · #1009

Carbonell is a 40-story luxury condominium at 901 Brickell Key Drive on Brickell Key, completed in 2005-2006 by Swire Properties with architecture by J. Scott Architecture. The building delivered 284 residences across one-, two-, three-, and four-bedroom floor plans, with the entire facade clad in bronze-tinted laminated glass curtain walls designed for wind resistance and energy efficiency. Carbonell sits on the northwest side of the island, close to the Miami River mouth, with views that take in the river, Biscayne Bay, the downtown skyline, and the Brickell skyline across the causeway. The building takes its name from the Cuban-American sculptor Manuel Carbonell, and a Carbonell bronze installation sits in the lobby as part of the project's public art program. The 901 Brickell Key Drive address places Carbonell inside the same gated island environment that defines all of Brickell Key, with the perimeter baywalk passing the building's frontage and continuing south past the Mandarin Oriental. The island's small central plaza of restaurants, the Brickell Key park, and the convenience retail are all walkable. Across the single causeway, Brickell City Centre, Mary Brickell Village, Bayfront Park, and the Metromover Knight Center station are all reachable in minutes, and the cruise terminals at PortMiami are a short drive across the Port Boulevard bridge. The Brickell Key perimeter loop also serves as the island's daily exercise route for residents, running roughly 1.4 miles around the seawall. The Carbonell amenity program is one of the more comprehensive on Brickell Key: a heated infinity-edge swimming pool and whirlpool spa with bay views, a bi-level fitness center, racquetball, squash, and tennis courts, a sauna, a children's playroom, a residents' lounge, and a business center. The building maintains 24-hour valet, full-service concierge, and a controlled-access lobby, with on-site management and an attended porte cochere. Carbonell tends to attract owners who want a larger floor plan with full-amenity programming inside the gated island, without stepping up to Asia's higher price band, and the building has historically held a higher full-time owner-occupancy share than the more rental-driven Brickell mainland towers across the causeway.
