E11EVEN Hotel & Residences · #3012B

E11EVEN Hotel & Residences is the flagship tower of PMG and E11EVEN Partners' dual-tower District 11 project at 20 NE 11th Street in Downtown Miami's Park West neighborhood. Designed by Sieger Suarez Architects with interiors by AvroKO Hospitality Group, the 65-story E11EVEN Hotel & Residences building delivered 375 fully finished and furnished condominiums in February 2026 above one of the most aggressive short-term rental programs in the city: daily rentals are permitted with no minimum stay, and PMG runs an in-house hotel program for owners who want hands-off operation. Residences arrive with Italkraft cabinetry, Sub-Zero and Wolf appliances, WaterWorks fixtures, 10-foot impact glass, LED fireplaces, and PMG's smart-home platform controlled through a custom resident app. Two presidential suites include private indoor pools, and a Limited Penthouse Collection caps the tower. The pitch behind E11EVEN Residences Miami is integration with the namesake 24/7 nightclub next door. The tower wraps a 20,000-square-foot E11EVEN Day Club with a glass-walled pool, a rooftop Riviera Dining Group restaurant, a Chopra Spa and Studio founded with Deepak Chopra, and a casino-style sports lounge with stadium seating and LED video walls. A signature access-controlled sky bridge links the E11EVEN Hotel & Residences tower to its sister E11EVEN Beyond building, and residents get VIP access to the E11EVEN nightclub itself plus an E11EVEN Beach Club shuttle to South Beach. PMG and E11EVEN Partners secured a $262 million construction loan in 2023 to expand the project. Park West is the strategic backstop for the Downtown E11EVEN Hotel & Residences program. The Kaseya Center, Miami Worldcenter, Perez Art Museum, and the Frost Science Museum are all walkable, and Brightline's MiamiCentral station sits four blocks south, putting Fort Lauderdale and Orlando inside a one-train commute. The residential lobby and entrance are kept separate from club patrons, and 24/7 valet, bellman service, in-residence dining, and grocery provisioning round out a hospitality stack engineered for investors who want hotel cash flow without losing the option to actually live in the unit. With the E11EVEN Hotel & Residences delivery now complete, owners can move from sales contract to operating rental income on a compressed timeline that competing pre-construction Park West towers cannot match.
