One Grove Isle is a 19-story waterfront condominium at 1 Grove Isle Drive, sited on Grove Isle, a 20-acre private island in Biscayne Bay reached only by a guarded bridge from Coconut Grove. Completed in 1979 and developed by Martin Margulies, the building holds 168 residences with floor plans ranging from one to six bedrooms, and units throughout One Grove Isle face the bay, the marina, or the gardens that surround the tower. The island itself, originally dredged from Biscayne Bay in 1924 and known as Fair Isle, was subdivided in 1925 and now functions as a self-contained resort community for the three Grove Isle towers. One Grove Isle was the first of those three buildings to deliver, with Two Grove Isle following in 1980 and Three Grove Isle in 1981, and the early phase carries the largest of the original floor plates on the island. The island's mainland gateway is the Village of Coconut Grove, where Main Highway, McFarlane Road, and Bayshore Drive meet around CocoWalk, Peacock Park, and Dinner Key. From the One Grove Isle bridge it is a short drive to the Vizcaya Museum and Gardens, the Coconut Grove Sailing Club, and the Mr. C and Ritz-Carlton corridor along South Bayshore. Coral Gables, the University of Miami, and the Brickell financial district are all within a fifteen-minute radius, while Miami International Airport sits about twenty minutes northwest. Grove Isle's shared campus, used by residents of all three towers, includes the Palmeiras Beach Club and Hotel, the Cliff Drysdale Tennis Club with twelve outdoor courts, a 60-slip deep-water marina, multiple bayfront pools, a spa and fitness facility, and Grove Isle's original 55-piece outdoor sculpture collection. One Grove Isle adds 24-hour gatehouse security, valet parking, and concierge service, along with pickleball and padel courts added during the post-2020 island redevelopment that replaced the demolished Grove Isle club building. The refreshed clubhouse on the island carries an island restaurant and bar, an events room, water sports rentals, and direct boat-slip access to Biscayne Bay for One Grove Isle owners with marina rights.
