District 225 · #2008

District 225 is a 37-story pre-construction condominium at 225 and 233 N Miami Avenue in the heart of downtown Miami, developed by Parcel C, LLC - a venture involving The Related Group, ROVR Development, and BH Group. Siegler Suarez Architects partnered with Meshberg Group leads the design. District 225 will deliver 347 fully furnished residences across studio, one-bedroom, and two-bedroom layouts, with a unit program built for short-term rental flexibility. The project sold out 100% in pre-construction, and the absence of an on-site parking garage was offset by the location's depth of transit access and the availability of nearby city garages with rentable spaces for residents. The 225 N Miami Avenue address sits in the core of downtown Miami's redevelopment corridor, two blocks from Bayside Marketplace and Bayfront Park and within walking distance of Miami Worldcenter, the Pérez Art Museum Miami, the Frost Museum of Science, and the Kaseya Center. The Brightline Miami station at MiamiCentral is reached in five minutes on foot for intercity service to Fort Lauderdale, West Palm Beach, and Orlando, and the downtown Metromover loop runs directly along Miami Avenue with multiple stations within a two-block radius. The MacArthur Causeway connects District 225 residents to South Beach in about 10 minutes by car, and Brickell sits one stop south on the Metromover. District 225's amenity program is built around the turnkey, short-stay framework. The 37-story tower delivers fully appointed and furnished units that can rotate between personal use and short-term rental placement without retrofitting. Amenities are expected to include a resort-style pool deck, a fitness center, a residents' lounge, co-working spaces, and concierge services, with retail and food and beverage tenants planned for the ground floor. The pre-construction sellout and the project's transit-heavy positioning have made District 225 a frequent reference point for the broader downtown Miami short-term rental market alongside companion projects like the Natiivo and Miami Worldcenter inventory.
