THE WELL Bay Harbor Islands · #707

THE WELL Bay Harbor Islands is an eight-story wellness-focused condominium at 1177 Kane Concourse, co-developed by Terra and THE WELL as the first fully integrated residential project from the global wellness brand. Architecture is by Arquitectonica, with interiors by Meyer Davis and creative direction by Anda Andrei. The building was completed in April 2026 and holds 54 residences ranging from one- to four-bedroom plans of roughly 1,000 to 3,600 square feet, with floor-to-ceiling glass, deep private balconies, circadian lighting, integrated aromatherapy, and ducted air and water purification in every home - a residence package built around physical recovery rather than the usual marble-and-chandelier playbook. The WELL Bay Harbor Islands site sits directly on Kane Concourse, the island's main commercial spine, which means coffee, dry cleaning, and the small-batch boutiques are out the front door. Bal Harbour Shops with Saks, Neiman Marcus, Le Zoo, and La Goulue is a two-minute drive east; Bal Harbour Beach and the oceanfront boardwalk to Surfside are about three minutes. The Ruth K. Broad Bay Harbor K-8 Center is within walking distance, anchoring the family demand on the island, and the Broad Causeway connects to I-95 in under ten minutes for trips to the Design District (about 18 minutes) and downtown Miami. Surfside's Carbone and the Faena District in Mid-Beach are both under 15 minutes south. The centerpiece of the WELL Bay Harbor pre-construction project is a 22,000-square-foot wellness club with a Caldarium, Saunarium, halotherapy steam room, cold plunge, infrared and sound dome, functional medicine and acupuncture rooms, and a Mindful Movement studio for yoga, Pilates, and qigong. On the roof, residents get a resort pool plus a separate circular heated lap pool, cabanas, a summer kitchen, a reading room, an organic tea lounge, and a boardroom. Add a 24/7 wellness concierge, private beach club access, an electric house car, CSA produce delivery, in-home plant care, and children's wellness programming, and THE WELL at 1177 Kane Concourse functions less like a condo and more like a residential clinic with a view.
