Gale Hotel & Residences (Natiivo) · #2010

Gale Miami Hotel & Residences, originally launched as Natiivo Miami, is a 51-story hotel-condo hybrid at 159 NE 6th Street in Downtown Miami's Park West and Worldcenter corridor. The Gale Miami tower delivers 608 fully finished and furnished residences, with the hotel occupying floors 11 through 15 and two separate condo associations covering floors 16 through 23 (160 homes) and 24 through 51 (448 homes). Architecture is by Arquitectonica, the building stands roughly 588 feet, and the tower topped out and delivered in 2024. The defining trait of the Gale Hotel & Residences program is its rental policy: owners can list units short-term on Airbnb, VRBO, and direct booking platforms, putting Gale Miami in the small set of Downtown buildings designed and licensed from day one for nightly rental. Floor plans range from studios at roughly 367 square feet to three-bedroom layouts pushing 1,633 square feet, with floor-to-ceiling impact glass, European cabinetry, full appliance packages, and smart-building wiring in every home. Owner-storage closets in select residences give buyers a place to lock away personal items during guest stays, and the front desk, housekeeping coordination, and amenity floors operate to hotel standards. Most owners run units through the in-house Gale Hotel program or a third-party operator that handles turnover, channel management, and guest support. The Worldcenter location is the structural advantage behind the Gale Miami investment thesis. The Natiivo Gale tower sits inside the Miami Worldcenter master-planned development, with the Worldcenter retail promenade, Citizens food hall, and the Apple Store directly outside the lobby. Brightline's MiamiCentral station is one block west, the Kaseya Center arena hosts the Miami Heat a six-minute walk south, and Bayside Marketplace, Bayfront Park, the Perez Art Museum, and the Frost Science Museum are all reachable on foot or by Metromover along Biscayne Boulevard. For owners running Gale Miami as a yield play, that mix of transit, sports, museums, and tourist retail is exactly the demand stack that supports nightly room rates, and the building's licensed short-term rental status removes the regulatory grey area that limits competing condos.
