Seaway at The Surf Club · #1

Seaway at The Surf Club is an ultra-boutique oceanfront residence at 9149 Collins Avenue in Surfside, completed in 2024 immediately adjacent to the Four Seasons Hotel at The Surf Club. The Seaway at the Surf Club was developed by Fort Partners with architecture by O'Donnell & Partners and interiors by Parisian designer Joseph Dirand. Across two slender towers, Seaway North and Seaway South, the project delivers approximately 36 residences including three exclusive rooftop penthouses, a collection of beachfront and bay-facing units, and three beachfront villas. Homes at Seaway extend the legacy of the original Surf Club, founded in 1930 by Harvey Firestone, and feature 10-foot ceilings, floor-to-ceiling glass, Calacatta marble baths, custom Joseph Dirand-designed millwork, and oceanfront terraces with summer kitchens. The Seaway at 9149 Collins Avenue traded at some of the highest price-per-square-foot levels recorded in Surfside. Surfside is a 0.8-square-mile beach town wedged between Bal Harbour to the north and Mid-Beach to the south, with single-family streets, an A-rated K-8 school (Bay Harbor School), and a 96th Street pier. Bal Harbour Shops, the highest-grossing U.S. retail destination by sales per square foot with Saks, Neiman Marcus, Hermes, and Chanel, sits five minutes north. The Surf Club restaurants by Thomas Keller (Le Sirenuse, the Surf Club Restaurant) are inside the same complex as Seaway. Compared to neighboring Mid-Beach (Faena District, 57 Ocean, Eighty Seven Park) and Bal Harbour (St. Regis Bal Harbour, Rivage Bal Harbour), Surfside offers the quietest residential rhythm with the same deep beach and easy 20-minute drive to South Beach. Residents of Seaway at the Surf Club access the full Four Seasons Hotel amenity ecosystem under a residential program tailored by Fort Partners. The Seaway residences offer beachfront pool service, the historic Champion Pool, in-residence dining by Thomas Keller, the Surf Club Spa with treatment suites, sauna, and steam, a private oceanfront fitness center, a residents-only lounge, and the storied Peacock Alley promenade. Beach service at Seaway includes cabanas, umbrellas, and food delivery. The Seaway at the Surf Club building also offers a private porte-cochere, dedicated concierge, valet, butler service, and access to the Surf Club private member-style cultural and dining program. The Surfside Seaway penthouse residences come with private rooftop pools and outdoor entertaining lounges overlooking the Atlantic.
