Grandview Palace · #2008

Grandview Palace is a 25-story waterfront condominium complex at 1800 N Bayshore Drive in North Bay Village, completed in 1987 on an 11-acre Biscayne Bay site that was originally designed in the 1960s to host Florida's first casino resort hotel under the Flamingo name. The Grandview Palace community holds approximately 530 residences across a connected mix of low-rise and high-rise buildings, with studio, one-, two-, and three-bedroom layouts ranging from roughly 600 to over 2,000 square feet. Many of the larger units have been renovated with open kitchens, tile or wood flooring, updated baths, and reconfigured floor plans, and most face Biscayne Bay, the Miami Beach skyline, or the marina basin. The Grandview Palace property sits on Treasure Island, one of three man-made islands that make up the City of North Bay Village in the middle of Biscayne Bay. The community is connected to mainland Miami and Miami Beach by the John F. Kennedy Causeway, putting Mid-Beach and the Miami Beach restaurant corridor roughly five minutes east on 79th Street and the new Bay Harbor Islands restaurant strip ten minutes north. Downtown Miami, Brickell, Wynwood, the Design District, and the Adrienne Arsht Center are all within a ten- to fifteen-minute drive, and the Miami International Airport sits about twenty-five minutes west. North Bay Village has been zoned for significant new mixed-use waterfront development over the past several years, with multiple new towers under construction along the JFK Causeway. Grandview Palace residents share a full-service marina with deepwater boat slips, three large pools, a tennis court, a racquetball court, a fitness center, a sauna, a steam room, a private restaurant and tiki bar overlooking the bay, a barbecue and picnic area along the seawall promenade, and a children's playground. The Grandview Palace complex also includes a small convenience market on site, 24-hour security, guard-gated entry, valet parking, on-site management, and a waterfront walking path that rings the property. The marina draws a long-tenured boating community and remains one of the largest private slip programs in North Bay Village.
