Botanica at Key Colony · #243

Botanica at Key Colony is a four-tower garden-style condominium community at 101, 121, 141, 161, and 181 Crandon Boulevard on Key Biscayne, completed in 1981 by Fritz Scharenberg as the fourth phase of the larger Key Colony master plan. The Botanica project deliberately broke from the pyramid-shaped silhouettes of the earlier Key Colony I, II, and III towers, instead organizing four lower buildings around a tropical living garden that weaves through the community. Botanica at Key Colony holds approximately 292 residences across the four buildings in one- to five-bedroom layouts, with most units sized for full-time family use and featuring private balconies, oversized windows oriented to garden, ocean, or Atlantic views, and the wide hallway-to-living-room proportions characteristic of early-1980s Key Biscayne product. Key Biscayne is a barrier island connected to mainland Miami by the Rickenbacker Causeway, and the Botanica at Key Colony address puts residents within a five-minute drive of Crandon Park's three-mile beach, golf course, and tennis center; ten minutes from Cape Florida and Bill Baggs State Park at the south tip of the island; and roughly twenty minutes from Brickell City Centre, Downtown Miami, and Miami International Airport via the causeway. The Village of Key Biscayne shopping core at Crandon and Harbor Drive -- groceries, pharmacies, restaurants -- is within walking distance, and the Miami Seaquarium sits at the mainland end of the causeway. The Key Colony master amenity program is one of the most extensive condominium amenity packages on Key Biscayne, and Botanica residents share access to twelve tennis courts, a modern fitness center, jogging paths along the property's beachfront perimeter, an oversized resort pool, a separate oceanside pool, an on-site restaurant and salon, a children's playroom and play area, beach access along the Atlantic frontage, lush tropical gardens, and covered parking. Service includes 24/7 security, concierge, and resident storage. The combination of low-rise scale, dense landscaping, and full Key Colony amenity access makes Botanica one of the more family-oriented condominium settings on the island.
