City 24 · #1405

City 24 is a 15-story Edgewater condominium at 350 NE 24th Street, developed by Pan Terra Developments and designed by Revuelta Vega Leon Architects. The building was completed in 2007 and contains 119 residences in one- and two-bedroom configurations, with floor plans running from 659 to 1,360 interior square feet plus balcony. Each home at City 24 includes floor-to-ceiling windows, walk-in closets, European custom cabinetry, stainless steel appliances, an in-unit washer and dryer, and a deep balcony oriented toward the Miami skyline or partial bay views. The two-story lobby and ground-floor retail bay set the building apart from the more utilitarian mid-rises that share the block, and the project's location next to Gallery Art Condos has positioned 24th Street as a small node of arts-themed mid-rises within the broader Edgewater fabric. City 24's NE 24th Street address sits in the southern half of Edgewater's Arts District, an area defined by walkability to Biscayne Boulevard's restaurants, the Adrienne Arsht Center for the Performing Arts, and the Omni Metromover stop. The Design District luxury retail row is about a mile north along NE 2nd Avenue, Wynwood's gallery district is a short drive west, and Margaret Pace Park anchors the bayfront a few blocks south. Brickell and downtown Miami are roughly 10 minutes by car, and the MacArthur Causeway connects the building to South Beach without crossing the more congested 195 corridor. Midtown Miami's retail concentration is about five minutes north by car. Residents of City 24 have access to a heated pool and jacuzzi spa, a multi-purpose club room, a fitness center, sauna, yoga studio, fully equipped business center, multi-purpose media room, and two-story lobby with concierge and 24-hour security. Covered parking is assigned, and the ground-floor commercial bay houses restaurants and retail tenants that residents can reach without leaving the property. City 24 permits leases of six months or longer, which has kept the unit mix balanced between owner-occupants and longer-stay tenants drawn to the Arts District location. HOA assessments at City 24 cover water, sewer, and access to the amenity program.
