Bay House · #604

Bay House is a 38-story bayfront condominium at 600 NE 27th Street in Edgewater, Miami, developed by Melo Group and designed by lead architect Carlos Melo. The tower was completed in 2015 and contains 165 residences across two- and three-bedroom floor plans ranging from 1,601 to 1,725 interior square feet, a unit-size band that runs well above the Edgewater median. Each home at Bay House features 7-foot-deep balconies, floor-to-ceiling glass with direct Biscayne Bay or skyline orientation, stone countertops, Italian cabinetry, and an in-unit washer and dryer. The 38-story footprint sits on a block-deep parcel directly on the bay, a position that has become difficult to replicate as Edgewater's waterfront lots fill in, and the tower's slim floor plate keeps every line within reach of unobstructed water views. The 27th Street address places Bay House at the center of Edgewater's most active residential corridor, with Aria on the Bay, Biscayne Beach, and Missoni Baia all within walking distance along the same bayfront strip. The Miami Design District is a five-minute drive north along NE 2nd Avenue, Wynwood sits a short ride west across Biscayne Boulevard, and the Adrienne Arsht Center for the Performing Arts is roughly a mile south. The MacArthur Causeway connects residents to South Beach in about 10 minutes, and Brickell and downtown Miami are reached in a similar window by car or via the Omni Metromover. Margaret Pace Park provides the closest waterfront green space, a few blocks south along Biscayne Bay. Bay House's amenity deck spans the full ground floor and pool deck. Residents have access to an expansive pool deck with pool and hot tub, a state-of-the-art fitness center, a children's playroom, a pool club room, a business center, 24-hour valet parking, and 24-hour security. Covered parking is assigned, and the Melo Group concierge program runs the lobby on a 24-hour schedule. The Bay House unit count is small enough relative to its tower height that the amenity-to-resident ratio runs higher than at the 600-unit Edgewater towers, and HOA assessments include water and access to the full amenity package. The two- and three-bedroom-only inventory has kept Bay House a frequent landing spot for families relocating from Coconut Grove and Coral Gables single-family homes.
