72 Park · #1110

72 Park is a 22-story condominium at 580 72nd St in the North Beach town center of Miami Beach, developed by Lefferts and designed by Built Form with interiors and landscape by Urban Robot Associates. Delivered in March 2025 at 90 percent sold, 72 Park was the first newly built luxury condo tower in Miami Beach approved for short-term vacation rentals, making it a reference point for North Beach buyers who want flexibility between personal use and rental income. The 206 residences range from studios to three bedrooms, 470 to 1,177 square feet, with floor-to-ceiling impact glass and 360-degree ocean, bay and skyline views, 9- to 10-foot ceilings, balconies about 6.5 feet deep, imported Italian cabinetry with quartz counters, Bosch, SMEG and Fisher & Paykel appliances, Hansgrohe fixtures and SALTO keyless entry. Furnished turnkey packages were offered for short-term-rental buyers. About 64,000 square feet of amenities include a 150-foot resort-style pool with cabanas and towel service, a fifth-floor restaurant, bar and lounge with ocean views, a 35,000-square-foot landscaped amenity deck, Technogym fitness center, 24/7 coworking lounge, kids' playroom, owners' rooftop with 360-degree sun deck, pet spa, golf-cart beach shuttle and about 10,000 square feet of ground-floor retail anchored by Roberta's. The building sits on the south side of 72nd Street between Byron and Carlyle avenues, three blocks from the ocean at Collins Avenue and across from the planned 72nd Street Community Complex, near North Shore Park, the Miami Beach Tennis Center and Normandy Shores Golf Club.
