1 Hotel & Homes · #PH-1607

1 Hotel & Homes occupies 2341 Collins Avenue, fronting roughly 600 feet of private sand along the Mid-Beach oceanfront. The condo-hotel opened in March 2015 after a $400M-plus redevelopment of the former Gansevoort/Perry South Beach site, with LeFrak and Starwood Capital partnering on the development and Kobi Karp Architecture handling the design conversion alongside HKS, Inc. The residence component at 1 Hotel & Homes carries the eco-driven 1 Hotels brand pioneered by Barry Sternlicht, and interiors lean on reclaimed teak, hemp linens, live moss walls, and locally sourced stone rather than the polished marble formula common on Collins. Host Hotels & Resorts later acquired the hotel piece of the property in February 2019 for roughly $610 million, a Miami Beach trade record at the time and validation of the operating model behind the project. The Mid-Beach location at 1 Hotel & Homes places residents two blocks north of the Faena District and within walking distance of Soho Beach House and the Edition, with Collins Avenue running the spine of the property and Collins Park's beach access points just south. The Bandshell at North Shore Open Space Park, Ocean Terrace's restaurant row, and the recently renovated 23rd Street beach entry sit a short drive north along the corridor, while a 10-minute trip south reaches Lincoln Road, the Art Deco District, and Lummus Park. Indian Creek and the dedicated cycling lane on the west side of Collins connect 1 Hotel & Homes to the broader Miami Beach loop, the Bath Club, and La Gorce CC, while the MacArthur Causeway delivers downtown Miami, Brickell City Centre, and Mary Brickell Village in roughly 15 minutes by car. The amenity program at 1 Hotel & Homes is built around the brand's sustainability ethos and runs across four pools -- including a rooftop sunset pool with skyline views and the oceanfront main pool -- 600 feet of attended private beach, a 14,000-square-foot Bamford Wellness Spa, the Spartan-branded gym with daily group programming, Habitat dining under chef Peter Vauthy, Watr rooftop sushi, the Beachcraft lobby restaurant programmed by Tom Colicchio, 24-hour concierge, valet, Tesla house cars for residents, in-residence dining, and a turnkey rental program managed by the hotel operator. Owners at 1 Hotel & Homes also receive direct access to the hotel's house bicycles, beach service, and the rotating wellness and sustainability calendar that defines the 1 brand.
