The Grand · #A-1840

The Grand is a 42-story condominium and mixed-use complex at 1717 N Bayshore Drive on the bay-facing edge of the Arts and Entertainment District, completed in 1986 and developed by Tibor Hollo's Florida East Coast Realty. The building delivered roughly 810 residences across 25 distinct floor plans, with units ranging from compact studios under 1,000 square feet up to multi-bedroom layouts over 4,000 square feet. The Grand sits on a podium that historically housed a Doubletree hotel along with ground-floor retail and restaurant space, giving residents direct internal access to commercial services. The mid-1980s scale of the project was unusually large for its time, and the building stood as one of the tallest residential addresses in Miami when it opened, predating most of the Edgewater and Arts District tower wave by two decades. The 1717 N Bayshore Drive site is wedged between Biscayne Bay and Biscayne Boulevard, directly across from the Adrienne Arsht Center for the Performing Arts and a short walk from Museum Park, the Perez Art Museum Miami, the Frost Museum of Science, and the Kaseya Center where the Miami Heat play. The Omni Metromover station serves the building's block, connecting north into Wynwood and the Design District and south to Bayfront Park, Brickell, and the Brightline MiamiCentral terminal. Biscayne Boulevard and I-395 give quick access east to Miami Beach and west to the interstate system, and the Frost Science planetarium and Bayside Marketplace are also within walking distance south along the bayfront. Resident amenities at The Grand include multiple swimming pools and sundecks on the podium level, a fitness center, tennis courts, racquetball, a sauna, a business center, a market and convenience store on site, and 24-hour security with valet at the porte cochere. Common areas connect to the building's retail concourse, and the property maintains its own parking garage. Because of the unit-size range and price band, The Grand is one of the most active sales and rental buildings in the Arts District, with consistent inventory across studio, one-, two-, and three-bedroom layouts, and the building's owner-occupancy mix tends to lean toward downtown employees, hospitality workers tied to the surrounding cultural venues, and long-term investor owners.
