321 Ocean · #12

321 Ocean sits at 321 Ocean Drive in the South of Fifth neighborhood of Miami Beach, a boutique oceanfront development designed by Mexican architect Enrique Norten under his TEN Arquitectos practice and developed by AGM Aria. The project completed in 2015 with 21 residences split across two buildings, a nine-story eastern volume holding 16 units and a five-story western volume holding 6 units, connected by a raised landscaped courtyard. Norten's program prioritizes ocean orientation and material precision, with private elevator access running directly into each residence and ArchDaily-published renderings that framed the project as one of the more architecturally significant Miami Beach condos of the 2010s. The 321 Ocean Drive site sits at the southern tip of South Beach, with Joe's Stone Crab around the corner on Washington Avenue, Prime 112 and Prime Italian on First Street, Smith & Wollensky at the entrance to South Pointe Park, and the Lummus Park beachwalk running directly north. South Pointe Park, a 17-acre Hargreaves Associates-designed waterfront park, sits a block south and overlooks the cruise channel and Government Cut. The SoFi neighborhood remains the most rent-restricted oceanfront pocket of Miami Beach, with the City's condo restrictions filtering out the short-term rental traffic that runs through buildings north of Fifth Street. The Apogee, Continuum, and Murano Grande towers sit within four blocks, putting 321 Ocean inside the densest cluster of high-end SoFi residential. Residences at 321 Ocean carry floor-to-ceiling glass walls, Italian marble flooring, Boffi kitchens with Gaggenau appliance packages, private elevator entry, and oversized oceanfront terraces. The amenity program runs on a boutique scale to match the 21-unit count, with a residents' pool, a beach pavilion with attendant service, a fitness center, 24-hour concierge and valet, and direct beach access. The low density, Norten-designed architecture, and SoFi oceanfront location position 321 Ocean Drive as one of the most discreet residential addresses on Miami Beach, sold and operated as a private-residence-club-style asset rather than a high-volume condo tower. The 321 Ocean South Beach building has traded penthouses in the $30 million range, including a Norten-designed unit listed at $34.9 million in 2017.
