The Metropolitan · #2601

The Metropolitan is a 27-story bayfront condominium at 2475 Brickell Avenue, completed in 2001 by Coscan Homes and designed by Revuelta Vega Leon. The Metropolitan delivered 199 residences in ten distinct floor plans ranging from 774 to 1,279 interior square feet, with private terraces, floor-to-ceiling glass, European cabinetry, granite countertops, marble or porcelain flooring, and master suites with bay or city views. The site sits just north of the Rickenbacker Causeway entrance on the southernmost bayfront stretch of Brickell, with east-facing residences capturing direct Biscayne Bay exposures across the marina entrance to Key Biscayne, and west-facing units looking out over the tree-lined southern Brickell residential corridor. The 2475 Brickell Avenue address sits at the corner of SE 25th Road, the final block of Brickell Avenue before the Rickenbacker Causeway off-ramp at the southern end of the corridor. The Rickenbacker Causeway entrance to Key Biscayne, Crandon Park, the Miami Marine Stadium, and the Miami Seaquarium is two minutes south, Vizcaya Museum and Gardens is four minutes south on South Miami Avenue, and Coconut Grove's CocoWalk and Regatta Park are eight minutes further. Brickell City Centre with its Saks Fifth Avenue and CMX cinema is a seven-minute drive north on Brickell Avenue, Mary Brickell Village is roughly the same, and the Brickell Metrorail station and Underline park along the M-Path corridor are eight blocks northwest. Simpson Park Hammock -- a 7-acre tract of original pine rockland -- is four blocks west. The Metropolitan amenity program is sized to the building's 199-residence count rather than the larger headcounts of newer Brickell towers. The deck includes a heated bayfront swimming pool and sundeck, a Jacuzzi hot tub, a sauna, a lighted tennis court, a fitness center, an on-site convenience store, a residents' social room, and ground-floor parking. Service includes 24-hour concierge, valet parking, on-site management, and controlled-access security. The Metropolitan's smaller unit count, southern bayfront position near the Rickenbacker Causeway, and quieter setting at the edge of Brickell give it a residential pace that contrasts with the high-rise density of central Brickell.
