1300 Ponce Condos · #800

1300 Ponce is a 12-story Mediterranean-style condominium at 1300 Ponce de Leon Boulevard in Coral Gables, completed in 2009. The 1300 Ponce building was designed by Fullerton Diaz Architects, the same firm behind 55 Merrick a few blocks east, and it holds approximately 124 residences in one-, two-, and three-bedroom layouts. The exterior of 1300 Ponce carries the barrel-tile roof, arched window detailing, and stucco walls of George Merrick's City Beautiful vocabulary, scaled up to a 12-story massing along the Ponce de Leon Boulevard corridor. The 1300 Ponce floor plate includes a small set of larger three-bedroom corner units on the upper floors with wraparound terraces and skyline views toward downtown Coral Gables and the Biltmore tower. Ponce de Leon Boulevard is the main north-south spine of downtown Coral Gables, running from the Douglas Road station of the Miami Metrorail south to the University of Miami campus. From 1300 Ponce, Miracle Mile and Coral Gables City Hall sit a few blocks south, and the Biltmore Hotel and Venetian Pool are about five minutes by car. The Coral Gables Trolley line runs along Ponce de Leon at the building's doorstep, the University of Miami is about five minutes south, and Coconut Grove and Miami International Airport are each about ten to fifteen minutes away. The Ponce Circle Park sits directly across the street from 1300 Ponce, providing the building's main green space and a tree-lined buffer between the tower and the adjacent commercial district. 1300 Ponce amenities include a 25,000-square-foot pool deck with a lanai-style pool, cabanas, a fitness center, a residents' lounge, a business center, concierge service, and 24-hour security with covered parking. Interiors at 1300 Ponce carry stone-counter kitchens, walk-in primary closets, and floor-to-ceiling glass on most plans, with wood and tile flooring throughout the units. The Mediterranean-style exterior, the downtown Coral Gables address, and the Fullerton Diaz design language make 1300 Ponce a sister-style product to 55 Merrick and 100 Andalusia, each of which sits within a few blocks of the building's lobby on the downtown grid.
