The Cosmopolitan · #2312

The Cosmopolitan spans 110 and 120 Washington Avenue at the entry to South of Fifth, two blocks from the Atlantic and one block from the SoFi restaurant row. Built in 2004 by developer Groupe Pacific with architecture by Maurice Salazar, The Cosmopolitan is structured as two connected mid-rise towers -- the south building rising 8 floors and the north building rising 6 floors -- for a combined inventory of approximately 221 to 223 condominium residences plus ground-floor retail. Studios, one-bedrooms, and two-bedrooms at the Cosmopolitan span roughly 686 to 1,248 square feet, with interiors by Tessi Garcia and Associates featuring open layouts, granite kitchens, European cabinetry, and private balconies that face either the SoFi street grid, the bay-facing buildings to the west, or the open courtyard between the two towers. The Cosmopolitan's Washington Avenue address keeps residents within walking distance of Joe's Stone Crab, Prime 112, Milos, Smith & Wollensky, the Smith & Wollensky terrace on Government Cut, and the bay walk on Alton Road. South Pointe Park, Ocean Drive, and Lummus Park sit two to four blocks east, while the Art Deco District officially begins at the intersection of Fifth and Ocean. Yacht Club at Portofino, Continuum, Apogee, and the Murano towers are immediate neighbors on the bay side of South of Fifth, and the MacArthur Causeway gives direct access to Brickell, Brickell City Centre, and Mary Brickell Village in roughly 10 minutes. Lincoln Road, the Bass Museum, and the Convention Center are within a 10-minute drive north along Washington. Amenities at the Cosmopolitan include a rooftop pool and sun deck on the south tower with bay and city views, a fitness center, a residents' club room, ground-floor retail and cafe options on Washington Avenue, secured covered parking, bike storage, a business center, 24-hour security, gated lobby entry, and concierge service. The Cosmopolitan is pet-friendly and operates one of the more active rental programs in South of Fifth, making it among the higher-velocity SoFi buildings on resale and lease activity for studios, one-bedrooms, and two-bedrooms at price points well below the high-floor towers immediately on the bay or ocean.
