Gables Waterway · #323

Gables Waterway Towers is a 13-story condominium at 90 Edgewater Drive in Coral Gables, completed in 1969. The Gables Waterway building holds 331 residences in one- and two-bedroom layouts, with floor plans running from approximately 910 to 1,570 square feet. Gables Waterway Towers sits on Edgewater Drive directly across from the newer Gables Club complex, and the tower's east-facing units look out across the Gables Waterway toward Biscayne Bay, while west-facing units pick up the Coral Gables tree canopy and the University of Miami campus beyond. The 1969 vintage makes Gables Waterway one of the earliest high-rises along this stretch of Coral Gables, predating the neighboring Gables Club Tower I by nearly three decades. The Edgewater Drive corridor runs along the Gables Waterway, the navigable canal that links the Cocoplum Circle area to Biscayne Bay. From Gables Waterway Towers, the University of Miami sits about five minutes inland, the Coral Gables business district about ten minutes north along Ponce de Leon, and Coconut Grove about ten minutes east. Matheson Hammock Park, the Fairchild Tropical Botanic Garden, and the Cocoplum gated community are each within a short drive south along Old Cutler Road, and Miami International Airport is about twenty minutes north. The Brickell financial district and the South Beach causeways sit roughly twenty minutes northeast, with the Coral Gables Country Club and the Biltmore Hotel a few minutes inland. Gables Waterway Towers amenities include a waterfront swimming pool, a fitness center, a sauna, tennis courts, a community room, on-site management, secured covered parking, and 24-hour security. The large floor plate and waterfront orientation, combined with the building's 1969 vintage, give Gables Waterway Towers a wider mix of unit sizes and price points than the newer high-rises along Edgewater Drive. Many Gables Waterway units have been remodeled with updated kitchens and baths, hurricane-impact glazing, and reconfigured open-plan layouts, while retaining the original wraparound balcony footprints that look directly onto the waterway.
