Artech · #349

Artech is a luxury waterfront condominium completed in 2008 at 2950 NE 188th Street in Aventura, a Fortune International Group development designed by Uruguayan-Canadian architect Carlos Ott. The building holds 232 residences across nine residential stories on the Intracoastal Waterway, directly across the Aventura peninsula from the Atlantic and the Sunny Isles Beach skyline. Ott's design pairs a curved glass facade with cantilevered terraces and a sculptural lobby program, an early-2000s aesthetic that helped reset the Aventura new-construction vocabulary in the years before the post-2010 super-tall cycle. The 2950 NE 188th Street site sits on the Aventura peninsula along the Intracoastal, two blocks from Aventura Mall and a few minutes from the Aventura Country Club and the Turnberry Isle Resort. Aventura Mall, anchored by Nordstrom, Bloomingdale's, Macy's, JW Marriott, Apple, and the Soho House Aventura, sits a five-minute drive from the building, and the Don Soffer Aventura Exercise Trail loops the peninsula. Bal Harbour Shops, the Sunny Isles Beach oceanfront, and the Haulover Park inlet are reachable in 10 minutes via the William Lehman Causeway, and Fort Lauderdale-Hollywood International Airport sits 10 minutes north on Federal Highway. The Artech Aventura position pairs the Intracoastal frontage with the Aventura Mall retail anchor a few blocks away. Residences at Artech feature 9- to 10-foot ceilings, floor-to-ceiling glass, Italian marble and porcelain flooring, European cabinetry, Sub-Zero and Miele appliance packages, and broad terraces oriented toward the Intracoastal and the ocean beyond. Layouts run one-bedroom through four-bedroom penthouses, with the curved facade producing wraparound views on the corner units. Artech's amenity program runs an Intracoastal-facing pool deck, a private marina with deepwater slips, a fitness center, a spa with treatment rooms, two lighted tennis courts, a business center, a residents' clubroom, a kids' room, and 24-hour concierge with valet, security, and a sculpture-driven lobby program by Ott.
