Continuum South · #2902

Continuum South Tower is a 42-story oceanfront condominium at 100 South Pointe Drive on the southern tip of Miami Beach, the first of two towers in the Continuum complex. Continuum South was completed in 2002 and designed by Sieger Suarez Architects under developer Bruce Eichner, holding 318 residences across one- to six-bedroom layouts ranging from roughly 1,201 to 4,973 square feet. The building stands at the southernmost point of the barrier island, with Government Cut to the south and the open Atlantic to the east. Continuum South Tower opened the South of Fifth district to a generation of high-rise residential development that had been blocked by the prior commercial-zoning pattern of the neighborhood. South of Fifth, the ten-block district below 5th Street, holds the city's tightest concentration of waterfront restaurants and beachfront parks. South Pointe Park, the 20-acre lawn anchoring the south end of the island, sits directly across South Pointe Drive from the Continuum site. The park's pier, dog beach, lighthouse, and 1,500-foot oceanfront walkway are accessible from the Continuum South Tower south gate. Walkable destinations include Joe's Stone Crab, Smith & Wollensky, Prime 112, Estiatorio Milos, Nikki Beach, and the South Pointe Park Pier. Downtown Miami sits eight minutes by car across the MacArthur Causeway and Brickell another seven minutes south. The Continuum complex sits on 12 acres of private oceanfront, with Continuum South Tower sharing the campus amenities with the later North Tower. Facilities include 1,000 linear feet of private beach, a full-service beach club with cabana service, two lagoon-style swimming pools, a rooftop lap pool, three lighted tennis courts run by the Continuum Tennis Center, a three-story fitness facility and spa, multiple Jacuzzis, and a children's playroom. Service coverage at Continuum South runs across 24-hour concierge, 24-hour valet, and 24-hour security at the gated entry. The combination of the 12-acre footprint, the tennis program, and the South Pointe-adjacent setting has kept Continuum South Tower trading as one of the benchmark addresses on Miami Beach.
