Smart Brickell I · #1603

Smart Brickell I is the first phase of the three-tower Smart Brickell condo-hotel development at 239 SW 9th Street in Miami's Brickell neighborhood, developed by the Habitat Group and built to LEED standards. The Smart Brickell I tower delivers 50 condominium residences alongside 50 hotel rooms in a 25-story building, with units ranging from 508 to 1,057 square feet across studio and one-bedroom layouts. Smart Brickell I residences feature smart home technology, Italian cabinetry, quartz countertops, European appliance packages, and efficient floor plans designed for short-term rental flexibility, and the dual condo-hotel structure of Smart Brickell allows owners to participate in a managed rental program with no minimum stay restrictions. The 239 SW 9th Street site sits in West Brickell on the inland edge of the financial corridor, three blocks from the Brickell Metrorail/Metromover transit hub at SW 1st Avenue. Mary Brickell Village is a five-minute walk east, Brickell City Centre is roughly a third of a mile northeast, and the Riverwalk along the Miami River runs two blocks north. The Smart Brickell location places residents within a 12-minute drive of Miami International Airport via the Dolphin Expressway and a 15-minute drive of Miami Beach via the MacArthur Causeway, making the rental flexibility of Smart Brickell I practical for traveling owners. Smart Brickell I amenities include a rooftop pool on the eighth floor shared with the adjacent Smart Brickell II tower, a second pool deck, a fitness center, a residents' lounge, co-working spaces, a party room, a spa area with sauna, and 10,000 square feet of ground-floor retail across the Smart Brickell campus. The Habitat Group also operates hotel-style concierge services, valet parking, a 24-hour front desk, and on-site rental management for the condo-hotel program at Smart Brickell I. The Smart Brickell I condo works as a low-cost Brickell investment vehicle with no rental restrictions and as a turn-key pied-a-terre for owners who use the unit when they are in Miami and rent it the rest of the year, and the LEED-certified building envelope keeps utility costs lower than the typical Brickell mid-rise.
