The David William (recorded as the David William Hotel Condo) is a mid-century condominium tower at 700 Biltmore Way in downtown Coral Gables, built as the David William Hotel and later converted to condominium ownership. Miami-Dade property records list a 1963 year built. Coral Gables Magazine credits developer Al Sakolsky with the building and describes it as the first high-rise in the city's center, designed around an on-site gas-turbine power plant that made it one of the first buildings of its kind to generate its own electricity; after neighbors objected to the noise, the turbines were moved to the roof, about 130 feet up. County records list 195 residential units and three commercial units, with residences on floors two through twelve and a rooftop level. David William condos range from studios of about 420 to 450 square feet and one-bedroom units of about 600 to 890 square feet to two-bedroom residences of about 1,290 to 1,540 square feet and a small number of larger units, including a three-bedroom of about 2,190 square feet and a rooftop penthouse of about 3,320 square feet in county records. Many units have balconies, some about 26 feet long, with views over the Biltmore Hotel, Granada Golf Course and the Coral Gables skyline, and many have been renovated with updated kitchens and baths. Building services include a 24-hour concierge, a fitness room, a rooftop deck with pool, laundry rooms on every floor, a trash chute and one assigned parking space for many units. A distinctive feature for buyers comparing Coral Gables condos for sale is that, according to MLS listings, the association fee covers water, electricity and air-conditioning use, gas and basic cable along with insurance, management and maintenance. MLS records show pets up to 20 pounds and a limit of two leases per year. The tower faces Biltmore Way a few blocks west of Coral Gables City Hall, with Miracle Mile's shops and restaurants, the Coral Gables Trolley on Ponce de Leon Boulevard, Granada Golf Course, the Venetian Pool and the Biltmore Hotel all within walking distance or a short drive. Like many older South Florida condominiums, the association has levied a special assessment in recent years, and several recent listings advertise that the unit's share has been fully paid; buyers should confirm the status for any specific unit and ask for the association's milestone inspection and reserve study documents. As of October 2026, nine David William condos were listed for sale at asking prices from about $220,000 to $650,000 and eight were offered for rent at about $1,950 to $3,000 a month, while eleven sales in the prior 12 months closed between about $200,000 and $750,000, at a median of about $447 per square foot.
