Canvas · #2004

Canvas is a 37-story condominium tower at 1600 NE 1st Avenue in Miami's Arts and Entertainment District, completed in 2018 by NR Investments with architecture by CFE Architects. The building delivered 513 residences across studio, one-, two-, and three-bedroom layouts, with floor-to-ceiling glass, open kitchens, and balconies on every floor plan. Canvas is built around an art-forward identity, with a public sculpture program at street level and rotating works in the lobby curated as part of NR Investments' broader Arts District placemaking effort. NR Investments has assembled a portfolio of multiple buildings on this stretch of the Arts District and has used Canvas as the anchor project for repositioning the surrounding blocks of NE 1st Avenue and NE 17th Street. The NE 1st Avenue address sits inside Miami's Arts and Entertainment District, a few blocks from the Adrienne Arsht Center for the Performing Arts, the Bayfront Park Metromover station, and Museum Park, which houses the Perez Art Museum Miami and the Frost Museum of Science. Biscayne Boulevard, Wynwood, and the Design District are all within roughly a mile, and the Brightline MiamiCentral station and Government Center are a short drive south. Owners get to the bayfront in Edgewater within a few minutes and to South Beach via the MacArthur Causeway in about ten. The block-level mix around Canvas combines surface lots that are still being redeveloped, the Citadel food hall, and the Wynwood-leaning bars along NE 17th Terrace, which makes the immediate neighborhood denser than typical downtown blocks but still less polished than Brickell. The Canvas amenity deck spans multiple levels and includes a resort-style pool and sundeck with cabanas, a separate spa pool, a fitness center, a yoga studio, a residents' lounge with co-working space, a game room, a children's playroom, and a rooftop sky lounge with views of Biscayne Bay and the downtown skyline. The ground floor includes a small retail component and a 24-hour attended lobby with concierge, package room, and access control. Canvas tends to draw a mix of full-time residents and longer-term rentals given its scale, pricing band, and proximity to downtown employment, and the building's short-term rental policy is one of the more flexible in the immediate downtown corridor.
