New Wave · #12C

New Wave is a 20-story boutique Edgewater condominium at 725 NE 22nd Street, developed by Cardinal Development and designed by Kobi Karp Architecture. The building was completed in 2006 and contains 78 residences across one- and two-bedroom floor plans ranging from 850 to 1,400 square feet, with only six units per floor. The low unit-per-floor count gives every residence at New Wave direct, unobstructed water and city orientation, supported by either 10-foot or 12-foot ceilings with floor-to-ceiling glass, European-style cabinetry in the kitchens and bathrooms, and granite countertops. The compact resident count translates into shorter elevator times and a quieter common-area program than the 300- and 600-unit towers a few blocks north on Bayshore Drive, and the building's resale market has tracked tighter than mass-market Edgewater inventory. The 22nd Street address sits in the southern half of Edgewater near the Arts District border, two blocks west of Biscayne Bay and within walking distance of the Adrienne Arsht Center for the Performing Arts, Margaret Pace Park, and the Omni Metromover stop. The Miami Design District is a five-minute drive north, Wynwood's gallery row is a short ride west across Biscayne Boulevard, and Brickell and downtown Miami are reached in about 10 minutes by car. The MacArthur Causeway carries residents onto South Beach without the congestion of the 195 corridor, Miami International Airport sits 20 minutes west, and Midtown Miami's retail concentration is five minutes north along NE 2nd Avenue. New Wave's amenity deck is built around its waterfront position. Residents have access to a waterfront lap pool, a fitness center with cardio and strength training equipment, a meditation garden, a residents' lounge with water views, assigned covered parking, 24-hour security, and valet parking. The New Wave building permits leases of six months or longer and accommodates pets up to 40 pounds, which has kept it a steady choice for end-users who want a bayfront address without the density of the larger Edgewater towers. HOA assessments at New Wave include water, cable, and amenity access. The mix of 10- and 12-foot ceilings has helped the higher-floor units hold their resale premium against newer construction with shorter ceiling heights.
