Brickell Harbour · #PH-A

Brickell Harbour is an 18-story bayfront condominium at 200 SE 15th Road in southern Brickell, completed in 1974. The Brickell Harbour building holds approximately 160 residences in one-, two-, and three-bedroom layouts plus penthouses, with floor plans ranging from 602 to 1,224 interior square feet. Residences face Biscayne Bay or the Brickell skyline, with many units modernized over the years by individual owners with updated kitchens, baths, hardwood or porcelain flooring, and new finishes. Common-area renovations have updated the lobby, the hallways, and the amenity floors, repositioning what was originally a mid-1970s building for the current Brickell rental and owner-occupier markets. The mid-rise scale and the older construction give Brickell Harbour larger floor plates than many of the newer towers in the submarket. The SE 15th Road address sits in the southern Brickell residential pocket near the Rickenbacker Causeway entrance to Key Biscayne, a few blocks south of Mary Brickell Village and the Brickell financial core. The location is bayfront on the western edge of Biscayne Bay, with views across the water to Key Biscayne to the east and the downtown Miami skyline to the north. The Underline linear park along the Metrorail tracks, the Vizcaya Museum and Gardens, and Simpson Park - one of the last remnants of the original South Florida tropical hardwood hammock - sit within easy driving distance. Brickell City Centre, Mary Brickell Village, the Brickell Metromover and Metrorail stations, and the Brickell Avenue dining corridor are all within walking range. The Rickenbacker Causeway connects directly to Key Biscayne's beaches, the Miami Seaquarium, and the Cape Florida State Park. Brickell Harbour stands out among older Brickell condominiums for combining a bayfront pool deck with a working private marina with boat slips, an unusual pairing for a non-master-planned building in this submarket. Other Brickell Harbour amenities include a hot tub, a barbecue picnic area, a fitness and exercise room, a tennis court, a sauna, a renovated clubhouse, covered parking, and 24-hour security. The on-site Obba Sushi restaurant operates within the building and serves both residents and outside guests. Condo dues at Brickell Harbour cover high-speed internet, water, sewer, and trash in addition to amenity use, an unusually inclusive fee structure for the Brickell market. The combination of the marina slips, the on-site sushi restaurant, the bayfront location, and the renovated common areas gives Brickell Harbour a market position distinct from the larger and newer towers along Brickell Avenue.
