District 225 is a completed 37-story condominium tower at 225 N. Miami Avenue in downtown Miami, on the block bounded by NE 2nd Street, NE 3rd Street and NE 1st Avenue. The Related Group developed it in partnership with ROVR Development and BH Group through the entity Parcel C, LLC. Sieger Suarez Architects designed the tower, Brooklyn-based Meshberg Group did the interiors and Craft Construction Company built it. The building was delivered in 2025 after selling out during pre-construction, so homes now trade only as resales and leases. The 394-foot tower stands on a 15,000-square-foot site and holds 343 fully furnished residences in studio, one-bedroom and two-bedroom layouts. It was marketed with the line "Live at District 225. Host on Airbnb." and hosting is subject to applicable laws and restrictions, which makes it one of downtown's more rental-oriented condos. Recorded resales include unit 3502, a 558-square-foot one-bedroom that closed at $510,000 in April 2026, and unit 2002, a 472-square-foot one-bedroom that closed at $400,000 in August 2026. The amenities include a resort-style pool deck and two floors of activity space with a fitness center, spa, indoor basketball court, racquet court and rock-climbing wall. There is also a co-working floor, an indoor/outdoor bar and lounge, grilling areas, concierge service and resident storage. The tower has a white facade with dark horizontal bands and no balconies. It has no on-site parking garage. Residents and guests park at the Miami Parking Authority garage across the street. City planners approved District 225 in April 2021, and Madison Realty Capital provided a $76 million construction loan in July 2022.
