Bel Aire on the Ocean (recorded as Bel-Aire on the Ocean Condo and often shortened to Bel-Aire) is a 19-story oceanfront condominium at 6515 Collins Avenue in North Beach, Miami Beach, completed in 2004. The boutique building sits directly on the sand with about 150 feet of Atlantic frontage, beside Allison Park and the Miami Beach beachwalk. Residences begin on the sixth floor, above the building's parking levels. County records list 129 residences on floors 6 through 19, with about 10 residences per floor and no 13th floor. Staff includes 24-hour security and concierge with on-site management, and residents have valet or gated self-parking, usually with one assigned space and occasionally two. MLS listings commonly show up to 12 leases a year, and one listing notes 30-day rentals with a city short-term license. Pet rules vary by listing, and some cite a 20-pound limit. The building is in the quieter North Beach section of Collins Avenue, a short walk from a Publix, a 24-hour Walgreens, cafes and restaurants, and about 10 minutes by car from South Beach and Bal Harbour Shops. The beachwalk out front runs for miles along the ocean, and Normandy Isle and the 71st Street business district are close by. Bel Aire is a smaller-scale option among North Beach oceanfront condos, with direct beach access and a full-service staff. Bel-Aire's first recorded sales closed in January 2005, with several residences selling for about $242,500 to $308,000. County records show penthouse 1902 selling for $1.57 million in 2007 and $1.89 million in 2016, and two-bedroom residences selling for $1.2 million and $1.475 million in September 2025. As of October 2026, MLS shows 11 Bel Aire on the Ocean condos for sale, asking about $695,000 to $1.78 million. Five closed sales in the past 12 months ranged from about $660,000 to $775,000, and rentals list at about $3,875 to $7,500 a month.
