Nine Island Avenue · #714

Nine Island Avenue is a 25-story bayfront condominium at 9 Island Avenue on Belle Isle, the easternmost island of the Venetian Islands chain. Built in 1981, Nine Island Avenue houses 216 residences across one-, two-, and three-bedroom layouts, with floor-to-ceiling glass facing Biscayne Bay, the downtown Miami skyline, and the Atlantic over South Beach. A multi-year renovation of the building's common areas, lobby, pool deck, and amenity floor at Nine Island Avenue is underway and scheduled to complete in summer 2026. Units at Nine Island Avenue span flow-through and corner layouts with private balconies, updated kitchens with quartz or stone countertops in many residences, in-unit washer/dryers in most, and the building's signature wraparound bay-and-city exposures that take in Star Island, Hibiscus Island, Palm Island, and the South Beach skyline from the higher floors. The Venetian Islands setting at Nine Island Avenue is one of Miami Beach's most walkable enclaves, with the Venetian Causeway connecting Belle Isle east into South Beach (Lincoln Road and Sunset Harbour within a 10- to 15-minute walk) and west across the chain of San Marco, San Marino, Di Lido, and Rivo Alto Islands into the Adrienne Arsht Center, Margaret Pace Park, and the Performing Arts district on the mainland. The Venetian Causeway itself is one of Miami Beach's most popular running and cycling routes, with a dedicated pedestrian lane separated from car traffic. Maurice Gibb Memorial Park sits at the foot of Nine Island Avenue, and the Sunset Harbour restaurant cluster -- Pubbelly, Lucali, The Standard Spa, the Sunset Harbour Yacht Club -- is a short walk over the Venetian bridge. Nine Island Avenue's amenity program is among the most extensive in Miami Beach: a heated outdoor swimming pool and large sunbathing terrace, a private marina with rental boat slips, lighted tennis and basketball courts, a full health club with cardio and free weights, three outdoor jacuzzis, a sauna and spa, a yoga studio, an on-site restaurant, a cards-and-billiards room, a party room and clubhouse, a children's playground, a tropical garden with koi ponds, a covered barbecue gazebo with grilling stations, cabanas, bike storage, 24-hour concierge, valet, and gated entry. The combination of Belle Isle location, Venetian Causeway access, and the building's deep amenity stack has kept Nine Island Avenue's rental and resale activity consistent through market cycles.
