The Elser Hotel & Residences · #1617

The Elser Hotel & Residences is a 49-story condo-hotel tower at 398 NE 5th Street in Downtown Miami, at Biscayne Boulevard and NE 5th Street, steps from Bayside Marketplace. Property Markets Group and Greybrook developed the tower, which was first planned as a rental project under the name Society Biscayne; Sieger Suarez Architects designed it and Cotofana Designs did the interiors. Completed in 2022, it is recorded as the 398 NE 5th Street Condominium, and First United Methodist Church of Miami's rebuilt sanctuary occupies part of the base. Miami-Dade property records list 646 residences, with 19 units per floor from the 14th floor through the 47th. The Elser condos are sold fully furnished and finished: studios of about 340 to 445 square feet, one-bedrooms of about 430 to 780 square feet (some with two baths), two-bedroom and two-bedroom-plus-den plans of about 810 to 1,200 square feet and three-bedroom, three-bath corner residences of about 1,130 to 1,150 square feet with wraparound balconies. Residences have floor-to-ceiling impact glass, ceilings of about 9 feet, porcelain tile floors, quartz counters, full kitchens, in-unit washers and dryers, smart keyless entry and private balconies facing Biscayne Bay, PortMiami or the Downtown skyline. Amenities include a 132-foot rooftop infinity pool with cabanas, a two-level fitness center with classes, a sauna and swim spa, a sky lounge, co-working space and conference rooms, a cafe, a restaurant and cocktail bar, and 24-hour concierge, security and valet. The building has no rental restrictions: owners can rent nightly, weekly or long term, or place their unit in the on-site hotel program, and MLS records list leasing up to 365 times a year, which makes The Elser condos for sale a common choice for short-term rental investors. Bayside Marketplace, Bayfront Park, the Kaseya Center and Miami Worldcenter are a short walk away, with the Metromover, the Brightline station, PortMiami and Brickell all within minutes. As of October 2026, 51 units at The Elser were listed for sale between about $489,000 and $2 million, with 12 closings in the prior 12 months between $400,000 and $620,000 at a median of about $1,107 per square foot; rentals were listed from about $2,650 to $9,500 a month.
