Vizcayne North is a 49-story condominium tower at 244 Biscayne Boulevard in Downtown Miami, the bayside-facing northern tower of the twin-tower Vizcayne complex, directly across the boulevard from Bayfront Park and Bayside Marketplace. Cabi Developers built the complex with Fullerton-Diaz Architects, completing it in 2008 on the site of the 1926 Everglades Hotel; Miami-Dade records still register the tower as the Everglades on the Bay North Condominium, the project's original marketing name. County records list 408 residences. Roughly 100 of them occupy podium floors 2 through 7, where loft-style units with high ceilings sit beside their garage parking on the same level; above, the tower has about nine residences per floor through the 27th, eight per floor from the 28th to the 39th and four per floor from the 40th to the 49th. Vizcayne North condos range from studios of about 500 square feet and one-bedrooms of about 610 to 1,190 square feet, with the 806-square-foot one-bedroom the most common plan, to two-bedroom and two-bedroom-plus-den units of about 920 to 1,590 square feet and upper-floor three-bedroom, three-bath residences of about 1,515 to 3,020 square feet with split plans and two balconies. Floor-to-ceiling impact glass, porcelain or wood floors, granite kitchens, marble baths and in-unit laundry are standard, and high floors take in Biscayne Bay, PortMiami and the Downtown skyline. Residents share the complex amenities with Vizcayne South: lagoon-style and lap pools on the amenity deck, a spa of about 15,000 square feet with sauna, steam and massage rooms and indoor and outdoor hot tubs, a fitness center, a movie theater, a recreation room with billiards, a business center, 24-hour concierge and security, and valet. Most units come with one assigned covered parking space, and many include storage. The Metromover runs beside the building, and the Kaseya Center, the Freedom Tower, the Perez Art Museum and Miami Worldcenter are a short walk away, with Brickell, PortMiami and the causeways to Miami Beach within minutes. As of October 2026, Vizcayne North condos for sale were asking about $320,000 to $3.8 million, with 14 closings in the prior 12 months between $250,000 and $790,000 at a median of about $459 per square foot, and rentals listed from about $2,300 to $6,000 a month.
